25-year lease secures long-term Swansea base for B & A Cranes

Commercial Property Solicitor Ashley Leung acted for the specialist crane hire and lifting company on the lease of Unit 16, Kemys Way, Swansea Enterprise Park, bringing to a close a property matter with a history stretching back several years.

 

Peter Lynn and Partners had previously acted for B & A Cranes when a lease was close to completion in 2020. That transaction did not proceed at that time due to unforeseen delays; however, with the company remaining in occupation and subsequently deciding to revisit the matter, the firm was instructed again to secure a formal long-term agreement with Swansea Council as landlord.

 

“This was an interesting transaction because it was not a case of a business finding new premises and moving in,” said Ashley.  “B & A Cranes already had an established operation at Kemys Way and had been there for several years. The priority was therefore to revisit the legal position, pick the matter back up and give the business the long-term certainty that comes with having the appropriate lease properly documented,” she continued.

 

The new 25-year commercial lease has been agreed, with rent reviews every five years. The team also completed a rent deposit deed as part of the transaction.

 

That security is particularly relevant for a business whose premises form an operational base for specialist equipment and services delivered across a wide geographical area.

 

B & A Cranes has provided specialist lifting services for more than 30 years and operates 24 hours a day, seven days a week. From its Swansea base, the company serves customers across South, Mid, East and West Wales, including Llanelli, Port Talbot, Cardiff, Carmarthen and Milford Haven. 

 

Its fleet includes mobile cranes up to 80 tonnes, and its wider services include machinery movement, contract lifting, lifting gear, and project planning. 

 

Ashley continued, “For an established operational business, premises are much more than an address. They are part of the infrastructure that allows the company to trade.  A 25-year lease gives B & A Cranes a significant degree of certainty over its Swansea base, while the five-year rent review mechanism gives both parties a clear structure for the longer term.”

 

With the new lease now in place, B & A Cranes can continue operating from Kemys Way with its occupation secured for the long term.

 

Ashley added, “We acted for the client when this was originally being discussed in 2020, so it is particularly pleasing to see it through to completion this time. B & A Cranes is a long-established Swansea business supporting projects across Wales, and we are delighted to have helped secure its base for the next chapter.”
