How Peter Lynn and Partners Helped Abu Property Ltd Expand in Swansea City Centre

In commercial property, timing is everything, especially when it involves multi-use spaces, active tenants, and multiple legal teams.
For Abu Property Ltd, a growing agency managing property portfolios across the UK and overseas, it was essential to get the deal done right and done fast.
That’s where Ashley Leung, commercial property specialist at Peter Lynn and Partners Solicitors, came in.
The purchase: a prime commercial mixed-use building in the heart of Swansea city centre, directly opposite the train station. The building features a ground-floor retail unit with three residential flats above, a valuable addition to Abu Property’s expanding portfolio.
The deal, however, was anything but simple.
“It involved months of to-and-fro with the seller’s solicitors, as well as direct negotiations with the lender’s legal team,” said Ashley. “There were time-sensitive issues, including the need to extend the loan agreement and finalise a brand-new lease for the retail unit before completion.”
By aligning the lease start date with the completion timeline, Ashley ensured that everything happened seamlessly.
Rent from both commercial and residential tenants was also successfully redirected to the new owner on day one, ensuring zero disruption in income for the client.
Richard, the director of Abu Property Ltd, praised the professionalism and efficiency, saying, “With properties like this, the devil’s in the details,” he noted. “Ashley and the team made sure every piece lined up, and it’s why we continue to work with them.”
Abu Property Ltd continues to grow alongside Richard’s other venture, Morgan Jones Estates and Lettings, a Letting Agent that was established in 2012 and manages over 500 properties across South Wales.
His latest acquisition reflects both strategic insight and a strong belief in the value Swansea offers investors, and underscores the importance of having the right legal partner.
