Penarth Clinic Expansion
A growing South Wales aesthetic business has secured new premises in Penarth following a £475,000 commercial property purchase led by Peter Lynn and Partners Solicitors.
The deal will see Richmond House Clinic become the second location for Amar Aesthetic & Laser Clinic, building on its established base in Swansea.
The purchase was completed on behalf of Amar Ghattaura Holdings Ltd, supporting the expansion of a business led by private surgeon Amar Ghattaura and his wife, Caroline.
The Penarth clinic strengthens its presence in the region and responds to increasing demand for specialist aesthetic treatments as well as consultant-led skin cancer/menopause, and haematology services.
The transaction required careful coordination, with secured lending of £262,500 forming part of the funding structure. Alongside the purchase itself, the legal work included reporting to the lender to ensure their position was fully protected, as well as managing the wider process to keep the transaction aligned with the client’s planned opening timescales.
Ashley Leung, who led the deal, said: “Our role was to manage the legal detail around the purchase and funding while keeping the process moving so the business could open as planned.”
A key element of the transaction involved working with third-party solicitors to secure the release of a restriction on the title, allowing the property to be used as a clinic. With multiple parties involved, close communication was essential to avoid delays and ensure the building was ready for occupation.
Ashley Leung said: “Where you have several parties involved, progress depends on cooperation and clarity. By keeping everyone aligned, we were able to complete the deal in a way that supported the client’s wider plans.”
The instruction also formed part of a broader relationship with the clients, with Ashley having recently acted on a separate residential purchase for the family at Nottage Road.
