Peter Lynn and Partners Completes Time-Sensitive London Property Deal
A South Wales business owner has completed their first commercial property venture outside Wales after a tightly managed auction purchase in London, delivered by Peter Lynn and Partners Solicitors.
Ashley Leung acted for Balwinder Kaur, co-director of NISA Dunvant Limited, alongside Gurpinder Singh, on the purchase of The Dartmouth Arms in Forest Hill, South East London.
The six-figure acquisition includes a public house on the ground floor with two self-contained flats above, supported by a complex lease structure and a strict completion deadline.
The purchase was funded with the support and guidance of Mark Standley of Standout Capital Solutions and involved a debenture and personal guarantees, with completion required before the loan offer expired.
Ashley Leung said, “Auction transactions bring pressure from day one. In this case, we were managing lender requirements, reviewing a large auction pack and dealing with multiple lease arrangements, all against a fixed deadline. The focus was on keeping everything aligned so the deal could be completed on time.”
The Dartmouth Arms sits on Dartmouth Road in Forest Hill and spans multiple levels, combining trading space with residential accommodation. The legal work involved reporting to Atom Bank’s solicitors on title due diligence, searches and risk, alongside handling a headlease and sublease, two occupational leases and a licence to assign.
The transaction was also structured as a transfer of a going concern, requiring close coordination with the client and their accountant to ensure VAT on the purchase price could be waived.
Mark Standley said, “Timing was critical. The funding needed to be in place and ready to draw down without delay. Working closely with Ashley meant we could keep things moving and give the client confidence that the finance would land when it needed to.”
With tenants already in place, the transaction required cooperation among all parties to ensure a smooth transition from seller to buyer without disrupting the property’s ongoing operations.
