Swansea Solicitors Secure New City Centre Home for The Gamers’ Emporium
Independent retailer The Gamers’ Emporium has moved to a new home in Swansea city centre thanks to a commercial property deal structured by Peter Lynn and Partners Solicitors.
The business, well known for its wide selection of analogue games and in-store events, has agreed a 10-year lease at 5-6 Union Street.
The relocation from its High Street premises followed an extensive redevelopment of the new site by the landlord, High Canterbury Limited.
Commercial property specialist Alex Kurtz-Shefford, who acted on behalf of The Gamers’ Emporium, ensured the lease terms provided both certainty and flexibility for the business.
“One of the most important aspects of this deal was timing,” explained Alex. “We needed to align the end of the existing High Street tenancy with the start of the new lease, while also dealing with the landlord and tenants’ works through an Agreement for Lease.
The lease provides stepped rent of £30,000 for the first five years, increasing to £35,000 for the following five years, giving the tenant security as they continue to expand their customer base.
Owner of Gamers Emporium, Simon Kendrick, commented, “Alex and the team at Peter Lynn and Partners have been fantastic to work with. We had outgrown our previous location on High Street and needed bigger premises within the city centre. Thanks to the efforts of Alex, we have a stable lease agreement in place from which to build on over the coming decade and beyond.“
Alex added: “Commercial property transactions can be complex, especially when multiple deadlines and conditions are involved. Our role is to guide clients through the process and deliver a structure that meets their operational needs. We’re pleased to have achieved that here, and it’s great to see The Gamers’ Emporium open its doors at Union Street.”
