Unity Grocers Opens in Morriston Thanks to Deal Steered by Peter Lynn and Partners
A new international grocery store has opened its doors in the heart of Morriston, bringing fresh produce, world foods and a welcome boost to the local retail scene.
Unity Grocers, based at 105 Sway Road, is the latest South Wales business to be guided through a complex commercial lease by Peter Lynn and Partners Solicitors.
Unity Grocers is operated by JSS Grocers, a partnership formed by five entrepreneurs: Saji Kizhakkaeouthoothe, Sabastian Josheph, Jinu Mathew Scaria, Syam George and Manoj Muriyemkerril Varughese.
Their goal was simple. Create a friendly, well-stocked South Indian and Malayali grocery store that would serve the growing community in Swansea.
Making that vision a reality, however, required experienced legal support.
Commercial Property Solicitor Ashley Leung led the transaction on behalf of the buyers, overseeing a deal that began in late November 2024 and was finally completed in July 2025.
The 5-figure lease was agreed over six years, with rent reviews every two years. While the terms were straightforward on paper, the road to completion was far from smooth.
Ashley explained that the negotiations demanded careful management:
“It was a long and at times challenging transaction because of delays in receiving instructions from the landlords and a firm stance on lease terms. Our priority was to keep the process moving while making sure the clients were fully protected. I am delighted we reached completion and that the team can now open a store that will add real value to the area.”
